Our services

As we have a vested interest in the developments, where we are the leaseholder and/or the freeholder, ReSI Estates Management delivers a client focused approach to property management for age exclusive residential developments.

We strive to constantly review and develop initiatives that protect your assets and maintain resident satisfaction.

Retirement Living Standards

Our teams have extensive experience on supporting the requirements of residents in later years.

We are friendly and approachable, with a dedicated Estate Coordinator at each of our developments to provide support.

Feedback is reported directly from residents and leaseholders to our management team for improvements as necessary.

We understand the importance of community and socialising and organise events and activities to appeal to a wide range of retirement lifestyles.

Support and expertise

 Our dedicated Estate Manager has overall responsibility for the building and communal areas of the development. They oversee the Estates Coordinator in managing day to day maintenance, cleanliness and will schedule in routine compliance tasks and any larger building works that need undertaking.

We work closely with our team of approved contractors who are insured, qualified and have completed work to excellent quality.

We act in accordance with DPA 2018 UK (GDPR) and have communication controls in place for tenants, residents and leaseholders whereby they can control how and when we communicate.

Ground Rent

On behalf of the freeholder, we will invoice you for your ground rent as per the terms of your lease.

Health & Safety

Health and safety is of paramount importance to our business. We have robust processes in place, ensuring compliance with legislation and therefore, the safety of our sites, residents, employees and contractors.

Insurances

We arrange the insurances for the common parts of the development, which we will collect as part of the service charges. We believe in transparency and therefore, have committed not to receive commissions for arranging such insurances. We foster excellent relationships with brokers and ensure that thorough market reviews are carried out in line with our brokers advice; always aiming to achieve the best deal. Please note that we do not arrange your contents insurance.

Sustainability

Sustainability and the cost of living are in the forefront of our minds. We are keen to assist you in ensuring that the EPC rating of your property is above a D well in advance of the Government’s targets. We are always looking for improvements that can be made to the communal areas. If you have received recommendations from your EPC assessor that works to communal areas are required to improve energy efficiency, we urge you to contact us so that we may investigate.

Out of hours support

When our Estate Co-ordinators are not available on site, we will provide an Emergency Care Line 24/7.    

Residents, tradesmen, care assistants will have access to the emergency support.  The out of hours emergency service has access to Estate Managers should the need arise.

Granting consents on behalf of the freeholder

Under the terms of your lease, you are required to obtain the consent of the freeholder for certain events. The extent to which we can assist you on the following matters will depend on whether we are appointed by the freeholder of your property, or the Right To Manage Company. Please see the relevant subheadings below for further information.

Renting out your property

If you would like to rent out your property, please get in touch with us. Your lease may require you to get consent from, or to serve notice on the freeholder prior to doing so. You may also need to advise us of any tenancy changes.

Making alterations to your property

If you wish to make any alterations to your property that extend beyond internal painting and decorating, minor plumbing and electrical works, upgrading of kitchens and bathrooms on a like-for-like basis or new interior doors, please get in touch with us. Depending on the types of works, your lease may require you to get consent from the freeholder prior to commencing any works. If works have been carried out prior to obtaining consent, you may need to request retrospective consent, which is usually more expensive and not always forthcoming. Depending on the nature of the enquiry, the freeholder may choose to appoint a solicitor to act on their behalf.

Selling your property

When you come to sell your property, your solicitor will advise you of the relevant requirements under the terms of your lease. We will assist with the provision of management packs, receipting notices (transfer, charge, and assignment) and any deeds that may be required. Please ask your solicitor to contact us directly for such matters. Depending on the nature of the enquiry, the freeholder may choose to appoint a solicitor to act on their behalf.

Lease Extensions & Variations

Please note that if we are appointed by the Right To Manage Company, rather than the freeholder, we will not be able to deal with these types of requests. Please approach your freeholder directly; you will find their details on any invoice for ground rent. If we are appointed by your freeholder to deal with these matters, we will ask you for your solicitor’s details. Unfortunately, we are unable to deal with leaseholders directly in these matters.
